SUMMARY:Builder Inventory Tax Exemption Deadline
DESCRIPTION:Builders & Developers\n\n\n\nDon’t leave your money on the table! Apply for this exemption by January 31.  \n\n\n\nIf you are holding in inventory for sale a single-family home\, a townhouse\, a duplex or land which you have improved for residential or commercial purposes\, you are eligible to have the value of these improvements exempted from local property taxes for the next year. This exclusion\, which can last up to three years if the house or land continues to be held for sale\, also applies to single-family\, townhouse and duplex houses under construction or land currently being developed. \n\n\n\nNCHBA successfully amended this law in 2021 to specifically include townhouses in this exemption. This action overrules a Department of Revenue opinion to the contrary which local governments had followed and restores the original legislative intent that townhouses be included. \n\n\n\nFormerly\, a builder was required to file for this exemption every January in the tax office where the property is located. However\, in 2019 NCHBA successfully sought an amendment to the law applicable to the 2020 tax year and beyond\, so that builders need only apply once to obtain the three-year exclusion. \n\n\n\nSo\, anyone successfully applying for the exclusion in year one would not need to reapply in years two or three assuming the house or land continues to be held for sale. However\, it would be wise to check with your local county tax office to make sure they are correctly applying the exclusion for the current tax year. \n\n\n\nFor qualifying property newly improved\, an application is due by January 31 in the tax office where the property is located. If you failed to take advantage of this exclusion in year one\, you can still file for an exclusion for tax years two and/or three. \n\n\n\nFor more information and details on this law\, click this link \n\n\n\nDon’t leave your money on the table! DESCRIPTION:North Carolina Home Builders Association will hold its 1st Quarter Board and committee meetings on Tuesday\, February 13 in Greensboro. Meetings are open for GBA / NCHBA members to attend. This is a great chance to see NCHBA in action…by attending various committee meetings such as Building Codes…Legislative\, Land Development\, Regulatory Affairs & Workforce Development…Professional Women in Building…Associate Members…Construction Careers.  There is no charge to attend…however registration is required. \nCongressman Dan Bishop (R\, NC’s 8th District) will be the keynote speaker at lunch from 12:00 – 1:30 pm. You must pre-register to attend this lunch. Lunch is complimentary\, however\, if you pre-register for the lunch and do not attend…you will incur a $50 charge. \nThe NCHBA Associates Committee will host a panel discussion – “Keys to a Successful Builder-Associate Relationship” –  from 1:30 – 2:30 pm. The panel features three past NCHBA presidents – Wes Carroll\, Michael Enscore and Dave Stormont. \nThe NC Professional Women in Building Council invites anyone arriving on Monday\, February 12 to stop by 1808 Lobby Bar at Grandover for cocktails and networking from 5-7 pm. \nREGISTER using the link below…including committee meetings you plan to attend\, as well if you plan to attend the lunch. \n 1st Quarter Meeting Registration – NCHBA \n  \n
