Nominees must be members in good standing and active within the past three years. \nBuilder Member and Associate Member of the Year are recognized for their contributions to our Association\, the building industry and the community. \nEugene Gulledge Award recognizes continuous\, outstanding contributions to the Association and the community over a long period of time. \nKavanagh Award recognizes individuals\, companies and/or organizations for their efforts in strengthening affordable housing. \nNomination form and a list of previous recipients can be found below. DESCRIPTION:Join our Construction Careers Committee for our quarterly planning meeting on Tuesday\, January 21 at 3:00 pm at the GBA Office – 115 S. Westgate Drive – as we focus on workforce development initiatives\, working with educational and workforce development organizations to promote construction careers and skilled trades training opportunities. \nCurrently we have two sub-committees…our Scholarship and Endowment committees. Both committees are open for new volunteers to join. We are looking for additional volunteers to work directly with area high schools\, community colleges\, and our NAHB Student Chapter at NC A&T State University.  We are also forming a Casino Night planning team…as all proceeds from this annual event support our Building for the Future Construction Careers Scholarship Endowment. \nRSVP to attend our quarterly meeting below.  For additional information\, contact Will Yearns or Cheryl Collins.

SUMMARY:Builder Inventory Property Tax Exclusion Deadline
DESCRIPTION:Builders:  If you are holding inventory for sale a single-family home\, a townhouse\, a duplex or land which you have improved for residential or commercial purposes\, you are eligible to have the value of these improvements exempted from local property taxes for the next year. \nThis exclusion\, which can last up to three years if the house or land continues to be held for sale\, also applies to single-family\, townhouse and duplex houses under construction or land currently being developed. \nFor qualifying property newly improved\, an application is due by January 31 in the tax office where the property is located. If you failed to take advantage of this exclusion in year one\, you can still file for an exclusion for tax years two and/or three. \nFrom NCHBA: \nNCHBA successfully amended this law in 2021 to specifically include townhouses in this exemption. This action overrules a Department of Revenue opinion to the contrary which local governments had followed and restores the original legislative intent that townhouses be included. \nFormerly\, a builder was required to file for this exemption every January in the tax office where the property is located. However\, in 2019 NCHBA successfully sought an amendment to the law applicable to the 2020 tax year and beyond\, so that builders need only apply once to obtain the three-year exclusion. \nSo\, anyone successfully applying for the exclusion in year one would not need to reapply in years two or three assuming the house or land continues to be held for sale. However\, it would be wise to check with your local county tax office to make sure they are correctly applying the exclusion for the current tax year. \nFor qualifying property newly improved\, an application is due by January 31 in the tax office where the property is located.
